There are presently over 400 apartments in Pleasanton which are for rental exclusively by low-income seniors.  These apartments are in seven separate complexes located throughout Pleasanton,  as listed in the table below:

Assisted living facility (housing and services); non-profit ownership; will include 31 units at below-market rates for very low income seniors and 19 units for persons with dementia disorders; opening January 2007.

The complexes in the table are generally listed in order of affordability.  Each has different rent levels and income eligibility requirements that vary according to the method by which the development was originally financed (i.e., federal, state, local, or private funding).  Kottinger Place and Ridge View Commons are administered by a management company employed by the City of Pleasanton.  The other complexes are privately owned, and rents and income eligibility levels are regulated through federal requirements or City-Owner agreements.  Rent levels are subject to periodic change and should be confirmed with the on-site management.

With the exception of the Parkview, all of the complexes listed in the preceding table are for "independent living" and generally do not include services such as meals, housekeeping, or personal care.  Because these apartments are often significantly below local market rents, leasing is highly competitive and eligible applicants must often wait a year or more for an available apartment.  Leasing for all of these complexes is handled directly by each property manager.  Telephone numbers for the leasing offices are listed in the table shown above.

 

Other Affordable Rental Opportunities (Non-Age-Restricted)

The City has encouraged the construction of affordable rental housing by allowing special consideration for projects that provide units at below-market rent levels.  Four of the largest apartment complexes in Pleasanton include some units in which rents are lower than market rents due to a regulatory agreement between the City and the apartment owner.  Information on these BMR apartments (which are not age-restricted) may be obtained by contacting the City's Housing Division at 925-931-5007.

 

A favorable combination of nice apartment units and relatively affordable rents may also be found in some of the older parts of Pleasanton, such as the Downtown area and along Vineyard Avenue.  Available rentals in these and other areas can often be located through the newspaper or by contacting a residential real estate professional.

The Housing Authority of the County of Alameda (HACA) can provide information on housing opportunities involving federal and/or state assistance (such as Section 8 rental assistance) in Pleasanton and elsewhere in Alameda County.  The HACA office is located at 22941 Atherton Street, Hayward, CA  94541-6633 (510-538-8876).

Senior Care Facilities

For seniors who desire or require assistance with activities of daily living, there are several skilled nursing facilities and state-certified board and care facilities located in Pleasanton and the surrounding area.  The Senior Support Program of the Tri-Valley (925-931-5379) can provide information and referrals regarding skilled nursing and care facilities in the Pleasanton area.  Information on state-certified board and care facilities can be obtained from the State Community Care Licensing Division (tel. 510-286-4201).  Larger facilities that are located in Pleasanton are listed below:

The Parkview (listed in the table above) includes 31 units reserved for very low income seniors at reduced rents and service costs.  Leasing information can be obtained by calling the on-site marketing office at 925-461-3042.

Ownership Housing for Seniors

At the present time, there are two mobile home parks in Pleasanton in which residency is limited to adults aged 55 and older and where residents generally own their own mobile or modular homes.  These parks are Vineyard Mobile Villas (3263 Vineyard Avenue; 925-846-5336) and Hacienda Mobile Home Park (3231 Vineyard Avenue; 925-846-1527).  In addition, there are two new communities that include ownership housing for seniors:
